India's Grade A office stock reached 1.10 billion sq. ft. in H1 CY'26, while gross leasing stood at 42.6 msf, outpacing fresh supply by 1.5x. Pan-India Grade A office vacancy declined to 15.2%, the lowest level recorded in the last eight consecutive quarters, reflecting sustained occupier demand and strengthening market fundamentals. Bengaluru and Pune together accounted for 49% of total leasing demand and 57% of new supply, while Co-working (27%) emerged as a key demand driver, closely following IT/ITeS (31%). Additionally, 42% of India's under-construction Grade A office pipeline through CY'31 is concentrated in Bengaluru and Hyderabad, highlighting their long-term growth potential. India's Grade A office market maintained strong momentum in Q1 CY'26, recording 21.2 msf of gross leasing against 11.3 msf of new supply, resulting in a robust 1.9x demand-to-supply ratio. Pan-India vacancy declined to 15.0%, while market rents rose to ₹111.2 per sq. ft. per month, reflecting sustained occupier demand and continued strengthening in office rental fundamentals. Bengaluru and MMR accounted for 45% of overall demand, while IT/ITeS (27%), Co-working (21%) and BFSI (18%) emerged as the leading sector-wise demand drivers during the quarter. Pune continued to reinforce its position as India's highest-selling housing market, recording 44,265 homes sold in H1’26 with a total transaction value of ₹37,048 crore. The average home value increased to ₹84 lakhs, reflecting a 38% growth over H1’22, while the total value of homes sold grew by 42% during the same period. CRE Matrix & CREDAI National are pleased to present the Grade A India Warehousing Report – Q1 CY’26. India’s Grade A/A+ warehousing sector opened CY’26 on a strong footing, with leasing demand reaching 16.9 msf, outpacing new supply of 13.8 msf and resulting in an absorption-to-supply ratio of 1.2x. Vacancy declined to 8.0%, down 0.9% from Q1 CY’25, while the pan-India Grade A/A+ warehousing stock reached 416.2 msf. Pune and Bengaluru led the market, together contributing 46% of total demand and 44% of total supply additions, while the 3PL, manufacturing, and automotive sectors collectively accounted for 74% of total leasing demand during the quarter.
