JP Morgan leases 13 lakh sq ft commercial office space in Powai for a total rent of over ₹5,200 cr

In one of India’s largest commercial office transactions, JP Morgan Services India Private Limited has leased a built-to-suit office space spanning over 13 lakh sq ft in Mumbai’s Powai from an SPV in which Brookfield Properties holds a stake, for a total rent of about ₹5,200 crore, according to property registration documents accessed by CRE Matrix.

According to documents accessed by CREMatrix.com, BA Continuum India, a subsidiary of Bank of America that provides technology and operations services, has leased more than 1.11 lakh sq ft of office space at Cignus, Powai from Chalet Hotels Limited for a monthly rent of ₹1.4 crore.

CRE Matrix and CREDAI Pune present the Pune Housing Report – January 2026. Pune emerged as India’s highest-selling housing market with 81,000 homes sold in CY’25, generating ₹63,000 crore in transaction value. Average home prices reached ₹78 lakhs, reflecting a 44% rise since CY’21, while total market value grew by 71% over the same period. CRE Matrix & CREDAI National are pleased to present the Grade A India Warehousing Report for Q3 CY’25. The first nine months of 2025 reinforced India’s strong logistics and industrial momentum, with warehousing demand consistently outpacing supply across major markets. Pan-India Grade A/A+ absorption reached 57.9 msf, while supply stood at 43.5 msf, resulting in a healthy 1.3x absorption-to-supply ratio. NCR and Pune emerged as the dominant markets, together accounting for 43% of total demand and 45% of total supply during this period. Tightening vacancies, which declined to 6.7%, coupled with robust occupier activity led to an 18% year-on-year rise in market rents in Q3 CY’25, underscoring the sector’s sustained growth and landlord-favourable dynamics.
CRE Matrix and CREDAI present the Developer Sentiment Survey 2026 — a data-driven reflection of what India’s leading real estate developers are thinking and planning for the year ahead. The survey reveals a strong shift toward 3BHK launches (43%) and a concentrated focus on the ₹1–3 Cr housing segment (38%), along with rising interest in senior living as 38% of developers plan to expand in this category. Developers across West India and NCR continue to show the highest confidence in future price growth, while 58% attribute their home-sales momentum to digital channels and online platforms.
CRE Matrix, in collaboration with IIM Bangalore, is pleased to release the 4th Edition of the IIMB–CRE Matrix Commercial Property Rental Index (CPRI) Report – Q3 CY 2025. This edition captures the continued resilience of India’s Grade A/A+ office market, supported by stable rental growth across major commercial hubs. Pan-India (Tier 1 Cities) CPRI – Office – Grade A/A+ grew by 2.3% on a QoQ basis, 5.1% YoY, and recorded a robust 3-Year CAGR of 6.2%. Delhi led all cities this quarter with the highest 6.5% QoQ rental growth, while also delivering a strong 20.8% YoY increase. Gurugram continued its upward trajectory with 5.3% QoQ and 13.2% YoY growth. Mumbai, one of India’s most reliable office markets, posted 4.1% QoQ growth and retained the distinction of having the highest 3-Year CAGR at 9.4% among all Tier-1 cities.
